1. Acceptance of Terms
By accessing, browsing, or using the website https://www.gharwala.online ("GharWala", "we", "us", or "our"), you agree to comply with and be bound by these Terms of Service. If you disagree with any part of these terms, please discontinue using the website.
2. Nature of Platform & Marketplace Role
GharWala operates exclusively as an online listing and discovery marketplace connecting property sellers, builders, landlords, and dealers in Ranchi with prospective buyers and tenants.
GharWala is not a licensed real estate broker, bank, non-banking financial company (NBFC), property surveyor, title certifier, or legal authority. GharWala is not a party to any lease, sale, or mortgage contract executed between buyers, sellers, landlords, and tenants.
3. User & Listing Poster Obligations
Any user submitting a property listing warrants and confirms that:
- They are the rightful owner, authorized builder, or duly appointed real estate representative for the property.
- All information provided—including price, locality, dimensions, photos, and approvals—is accurate and truthful to the best of their knowledge.
- They will not post misleading, fraudulent, or counterfeit property listings or images.
- GharWala reserves the right to review, reject, unpublish, or delete any listing that violates these terms or community standards.
4. Independent Due Diligence & Disclaimers
Critical Notice for Buyers, Investors & Tenants in Ranchi:
Property details, specifications, prices, and boundary information on GharWala are provided by the respective listing posters. GharWala strongly advises all prospective buyers, tenants, and investors to independently conduct thorough due diligence prior to paying any token amount, advance, or executing agreements, including:
- Independent physical site inspection and boundary demarcation by an authorized local revenue surveyor (Amin).
- Verification of land records, Khatiyan lineage, Jamabandi / Register-II mutation entries, and recent revenue receipts (Lagan) via the official Jharbhoomi circle office.
- Verification of Chota Nagpur Tenancy (CNT) Act and Santhal Parganas Tenancy (SPT) Act compliance to ensure the land is legally transferable without restriction.
- Verification of Jharkhand Real Estate Regulatory Authority (JHARERA) registration details on the official JHARERA portal for builder projects.
- Title search and non-encumbrance certificate (NEC) through an independent legal practitioner at the Ranchi District Sub-Registrar Office.
5. Limitation of Liability
To the fullest extent permitted by applicable law, GharWala, its operators, affiliates, and representatives shall not be liable for any direct, indirect, incidental, or consequential damages resulting from:
- Inaccuracies, omissions, or errors in property descriptions, prices, or photographs provided by third-party listing posters.
- Any financial loss, legal dispute, title defect, or transaction failure between users, dealers, landlords, and buyers.
- Temporary technical unavailability, downtime, or interruption of the website services.
6. Intellectual Property
All trademarks, logos, brand elements, software code, and design assets of GharWala are the property of GharWala and its licensors. Users may not copy, reproduce, or republish content without prior written consent.
7. Governing Law & Contact
